Zuari Infraworld, Gangothri Infra Edge to Invest in Hyderabad Housing Project

Hyderabad’s western growth corridor just got a new address to watch. Gangothri Infra Edge and Zuari Infraworld India have officially launched Zuari Gangothri Tribhuja, a premium residential project in Kollur, marking Zuari’s entry into the city’s high-end housing market.

Spread across roughly 9.16 acres, the project will house nine towers with 1,730 apartments — a mix of 3 and 4 BHK units — and carries an estimated sales value of around ₹3,000 crore. At the launch event, the two companies also unveiled the project’s Experience Centre and brochure.

The developers are positioning Tribhuja as an accessible-premium play — spacious layouts, taller towers, and upgraded amenities, but aimed at salaried professionals and mid-sized business owners rather than only the ultra-luxury segment.

The timing lines up with the broader market: Knight Frank India data shows Hyderabad logged over 38,000 residential sales in 2025, up roughly 4%, with homes priced above ₹1 crore now making up more than half of all sales. Kollur, the companies say, sits right in the middle of that shift toward premium housing.

Zuari Infraworld, the real estate arm of the Adventz group and a subsidiary of Zuari Industries, framed the move as part of a long-term bet on the city. Alok Banerjee, the company’s CEO, said the goal is to combine Zuari’s broader development experience with Gangothri’s local market knowledge to build something distinct for west Hyderabad.

PepsiCo Leases 91,314 Sq Ft Office Space in Hyderabad for ₹35 Crore

Hyderabad’s position as India’s premier destination for Global Capability Centers (GCCs) continues to strengthen, with another major multinational corporation making a significant real estate commitment. PepsiCo India Capability Center LLP has officially leased over 91,000 square feet of premium office space in the city’s rapidly growing Kokapet micro-market, signaling a major expansion of its Indian operations.

According to recent real estate data, the comprehensive five-year lease agreement includes the following key details:

  • Location: 6th and 7th floors of Laxmi Infobahn Tower 4, Kokapet, Hyderabad.
  • Total Area: 91,314 sq ft of chargeable, Grade-A office space.
  • Financials: A monthly rent of approximately ₹52.96 lakh (pegged at ₹58 per sq ft), bringing the total estimated lease value to ₹35 crore over the five-year term.
  • Lease Terms: The agreement, which commenced on March 13, 2026, includes a standard 5% annual rent escalation and a security deposit of ₹4.76 crore paid to the landlord, GAR & Son Builders LLP.
